KoaKai House is a spacious rustic colonial-style house, perfect for groups. With 3 double bedrooms, 1 room with two single beds, and ample spaces, we guarantee comfort. Bed linens and towels are provided. Internal parking for up to three cars.

The guest declares to be aware of the rules and agrees to the charges described herein at the time of booking, and by booking, agrees to the rental contract.
General Rules:
-Quiet hours from 10 p.m. to 9 a.m.
-We need a photo of all guests' identification documents for the Tenant Registration.
-No excessive noise or loud music allowed.
-Responsibility for Supplies and Consumables: Guests are responsible for purchasing supplies and consumables during their stay.
-Beach Towels and Extra Towels: Please note that we do not provide beach towels or extra towels without prior arrangement.
-During short-term stays, usage is restricted to the towels and bed linens provided, one per guest. If additional towels or bed linens are used without prior authorization, a fine of R$450.00 will be charged. To hire more bed linens and towels, it is necessary to request and check availability.
-Request for Early Check-in and Late Check-out: Guests should be aware that the request for early check-in or late check-out is subject to availability and must be requested in advance.
-Prohibition of Prohibited Substances and Smoking in Designated Areas: The use of illegal substances and smoking in non-designated areas is strictly prohibited. Please note that violations of this policy will result in a fine of R$250.00, plus a fine from the condominium for smoking in inappropriate areas.
-Due to preparation, maintenance, and cleaning time, we do not generally offer flexibility with check-in and check-out times. Please consult us in advance for flexibility. Fees will be applied to the daily rate for early check-in or late check-out.
-Upon booking, the guest acknowledges that the provision of internet, TV signal, water, and electricity may be interrupted due to the region, weather events, and/or the provider/utility company, and this does not imply the termination of the contract or refund of amounts, as these are beyond the control of the landlord.
-Furthermore, due to the property's location, maintenance and repair services will be provided during business hours and will depend on the availability of local suppliers. If no repairs are found to be necessary, a supplier visit fee will be charged.
-All visits are considered part of the reservation and must be registered. Subject to extra guest charge. Extra guest fee R$250.00 per day, or another amount to be confirmed by the host in case of non-registration or non-compliance and if there is no other fee registered on the platform. This does not authorize tacitly.
-In case of failure to remove trash, a garbage removal fee of R$100.00 will be charged.
-In case of lost keys, tags, or other controls, a fee of R$150.00 will be charged for each lost item.
-Close the house, windows, and doors before leaving.
-Use only the property's parking spaces, if available, as indicated in the check-in instructions.
-Turn off appliances and air conditioners, without unplugging them, before departure.
-Items forgotten in the house must be reported within 24 hours and will be held by the landlord for a maximum of 5 days. The cost of shipping and delivery will be borne by the guest, if desired. We are not responsible for items left in the house. The item may be discarded.
-The use of the property for commercial purposes and image production is not allowed without prior authorization and contracting with the owner or its administrator, under penalty of a fine of R$5,000.00 per day, exclusion of images, damages, and lost profits.
-The guest must inform the estimated time of arrival and departure.
-In case of unauthorized parties and similar events, a fine of 70% of the reservation value will be charged, in addition to damages and condominium fines, if any. This fine will be applied if there is no events policy on the property. If there is an events policy on the property, the higher value will apply as a fine.
-The guest must request the condominium rules, if applicable, upon arrival. Any eventual breach of condominium rules will be borne by the guest or reimbursed by them.
-The use of extra bedding (bed and bath) will be charged.
-It is prohibited to violate the owner's cabinet.
-Parties will be allowed if contracted and agreed upon with the host.
-Do not feed the animals without our knowledge.
-Children are not allowed without parental or guardian supervision.
-The space has several dangers for children, such as stoves, fireplaces, spiders, heaters, rural and even wild animals, among others. Please be responsible. We have never had any problems. Usually, children love to go to the location, but we ask for extreme caution from everyone with the indicated items. We are not responsible for damages, injuries, etc. Every care is necessary.
-Any damage or loss to the property should be reported immediately so that we can arrange for repairs or replacements.
-Do not throw trash in the toilet.
-Do not wet the floor or furniture, if wet, dry immediately.
-Service provider calls with no issues found in the property will be paid as a visit and deducted from the security deposit or paid by guest refund.
Pool:
-We have scheduled visits from the pool cleaner to the property. The cleaner will enter through the external part of the property, without interfering with the guests' stay. (There is no specific time for the service).
Garden:
-We have visits from the gardener to the property. The gardener will enter through the external part of the property, without interfering with the guests' stay. (There is no specific time for the service).
Specific Rules:
-You agree that we have a lovely cat that occasionally visits the roof of our house. To ensure its comfort and well-being, we provide food and water on the balcony next to the entrance door. She is friendly and gentle, and may occasionally request food when someone is nearby. We kindly ask that you treat her with kindness when interacting with her. Any reports of mistreatment will result in a fine of R$600.00, and it will not be possible to cancel the reservation or receive a refund because of it. Thank you for your understanding and for helping ensure the care of this lovely visitor.
-Park only in the indicated spot or as close to your accommodation as possible. Use only the parking spaces of the house/apartment. If you have more cars, park in a permitted public area.
Pet Policy:
-We accept pets, upon request. The host has the right to refuse the request. Pet cleaning fee is R$150.00, at least, per pet every 7 days.
-The pet must behave well, especially regarding basic needs, and must wear its diaper or training pad. It should also behave well regarding damage to furniture or floors and objects.
-The pet must be leashed in common areas.
-The pet should not sleep on beds and sofas. If possible, protect the area with appropriate blankets.
-Common use items should be shared with courtesy and rotation.
-Keep common areas clean and free of trash.
Any lost bed or bath linen will be charged. Below is the list of values:

-Responsibility for Damages: As a guest, you are responsible for any damage caused to items on the property during your stay. This includes accidental damage or damage caused by negligence. We will make a fair assessment of the damages and charge the necessary amount for repair or replacement.

-For other items, a quote for an equal or similar item will be sent via message/chat beforehand for the guest's knowledge.
-Damage Charge: If any damage occurs to any item, you agree to authorize the charge for the repair or replacement directly through a deduction from the security deposit or through the booking platform's insurance. We will do this transparently, providing receipts and details of the costs involved. Damages are first deducted from the security deposit; if the amount is insufficient, the difference will be charged by the platform or directly.
