Declaration of Agreement

By making the reservation, the guest declares awareness of the rules and agrees to the described charges, as well as the rental agreement.

General Rules

Quiet Hours: From 10 PM to 9 AM.

Identification: We require a photo of all guests' identification documents for the Tenant Registration.

Behavior: Do not make excessive noise or play loud music. Respect the maximum speed limit on the road. The accommodation gate must always be kept closed to prevent the entry of animals and people.

Responsibility for Consumption: Guests are responsible for purchasing all supplies and consumable items during their stay.

The outdoor tub is for soaking only; the jets are not functional. Guests may use it by filling it with water and must drain it after use.

Towels and Extras: We do not provide beach towels or extras without prior arrangement.

Service Interruptions: The guest is aware that Internet, TV, water, and electricity services may be interrupted due to external factors, and this does not imply termination of the contract or refund of amounts.

Parking

Park only in the indicated spot or as close as possible to your accommodation, if available. Use only designated spaces. For additional vehicles, use permitted public areas.

Use of Towels and Bed Linen

Usage is restricted to the provided towels and bed linen, one set per guest. Unauthorized additional use will incur a fine of R$ 450.00. To request more items, please do so in advance.

Fees for Extra Bed Linen and Towels:

Single bed linen set: R$ 30

Double and queen bed linen set: R$ 40

King bed linen set: R$ 45

Bath towels: R$ 30

Hand towels: R$ 20

Floor towels: R$ 15

Check-in and Check-out Rules

Late Check-in: Arrivals at the property after the permitted time will incur an additional charge of R$ 200.00.

The guest is fully aware that, as a rule, check-in and check-out times will not be flexible by default and without prior agreement.

Early Check-in and Late Check-out Request: Subject to availability and must be requested in advance.

Failure to Comply with Times: Will result in a fine equivalent to 1 average daily rate + cleaning fee. If the guest is not present within 30 minutes after check-out time, the company may enter the property and remove belongings, which must be collected by the guest within 48 hours or they will be donated.

Penalties and Fines

Prohibited Substances and Smoking: Fine of R$ 250.00 for infringements, in addition to condominium fines.

Unauthorized Parties: Fine of 70% of the reservation value, in addition to losses and damages and condominium fines, if applicable.

Use of Extra Linen: Will be charged. Consult the host for availability and prices.

Maintenance and Cleaning

Trash: A fee of R$ 100.00 will be charged for unremoved trash.

Loss of Keys, Tags, or Remotes: Fine of R$ 150.00 per lost item.

Forgotten Items: Must be reported within 24 hours and will be kept for 5 days. Shipping cost is borne by the guest.

Closing the House: Before leaving, ensure all windows and doors are closed. Turn off appliances and air conditioners without unplugging them.

Supplier Calls: If no problems are found, calls will be charged as a visit with a minimum value of R$ 250.00.

Property Care: Do not throw trash in the toilet and do not wet the floor or furniture. If wet, dry immediately.

Property Use

Commercial and Image Production: Unauthorized use incurs a fine of R$ 5,000/day.

Visitor Registration: All visitors must be registered. Extra guest fee of R$ 300.00 per day, or another amount to be confirmed.

Extra Linen and Owner's Closet: Charged separately. It is forbidden to tamper with the owner's closet, subject to a fine of R$ 400.00.

Children and Animals: Children must be supervised. Do not feed animals without authorization.

Property Damage: The guest is responsible for any damage. Fair assessment and costs of repair or replacement will be charged.

It is forbidden to change the layout or remove/substitute furniture and other items.

Mug + Saucer: R$ 20.00

Hand Towel: R$ 25.00

Keys, TAGS, or Remotes: R$ 150.00 (each)

Lost Bed and Bath Linen: Values such as Sheet: R$ 96.00; Pillowcase: R$ 22.00; Bath Towel: R$ 60.00; Hand Towel: R$ 28.00; Floor Towel: R$ 31.00. These values may be updated.

Security Devices

There are security cameras on the property in outdoor areas. The reservation cannot be canceled for this reason.

Child Safety

The space has elements that may pose risks to children, such as stoves, fireplaces, heaters, and the occasional presence of spiders and animals. We ask for maximum attention and responsibility when supervising children. We are not responsible for any accidents. Safety is a priority.

Long-Stay Rules

For stays longer than 28 days, a monthly cleaning service is mandatory for linen change and general property inspection. This cleaning is not included in the daily rate.

A deep cleaning fee upon departure is included (updated at the time, if the reservation is longer than 90 days).

Consumption values (electricity, etc.) must be reimbursed if they exceed R$ 200.00 during the 28-day period.

The reservation time will be considered a rental term, never an indefinite rental.

The host and owner have the right to cancel the reservation/rental at any time, refunding the value of the remaining days.

Pool and Garden

If there is a pool and garden, access and maintenance will be carried out by professionals who will enter from the outside, without interfering with the guests' stay. There is no specific schedule for these services.

Pet Policy

Pets are accepted upon consultation, with a minimum fee of R$ 150.00 per pet every 7 days.

Pets must be well-behaved and not get on beds and sofas to ensure the comfort of allergic guests. They must use diapers or hygienic mats and protect furniture with their own blankets, if necessary.

Pets must be leashed in common areas.

Keep common areas clean and free of trash.

Additional Information

The guest must inform the estimated arrival and departure times.

Request the condominium rules upon arrival. Any non-compliance will be borne by the guest.

For any damages, the guest authorizes the charging of the corresponding repair or replacement cost, deducted from the security deposit or through the platform's insurance.
