Rancho Queimado is a small town situated at the entrance of the Serra Catarinense, blending mountainous landscapes with German architecture and cuisine. The small and bucolic town, with a romantic climate, has only 3 thousand inhabitants and its main attractions are its beautiful landscapes and historical buildings. Rancho Queimado is a destination to be visited at any time of the year. In winter, the region gets a little chilly and becomes cozy to visit the town. In November, the Strawberry Festival takes place in the district of Taquaras.

General Rules
Quiet hours from 10 pm to 9 am
No excessive noise or loud music
Prohibited use of prohibited substances and no smoking in prohibited areas.
We need a photo of all guests' identification documents for the Tenant Registry.
Due to preparation time, maintenance, and cleaning, we do not flexibly adjust check-in and check-out as a rule. Contact us in advance for flexibility. Fees will be applied to the daily rate for early check-in or late check-out.
When booking, the guest is aware that the provision of Internet, TV signal, water, and electricity may be interrupted due to the region, weather events, and/or the operator/concessionaire, and this does not imply termination of the contract or refund of amounts, as they are beyond the control of the lessor.
Furthermore, due to the location of the property, maintenance and repair services will be provided during business hours and will depend on the availability of local suppliers. If no repairs are found to be necessary, a supplier visit fee will be charged.
All visits are considered guests of the reservation and must be registered. Subject to extra guest charges. Extra guest fee $250.00 per day or, or another to be confirmed by the host, in case of non-registration or non-compliance and if there is no other fee registered on the platform. This does not tacitly authorize.
In case of failure to remove garbage, a garbage removal fee of $100.00 will be charged.
In case of loss of keys, tags, or other controls, a fee of $150.00 will be charged for each item lost.
Close the house, windows, and doors before leaving.
Use only the property's parking spaces, if available and as instructed during check-in.
Turn off appliances and air conditioners, without unplugging them, before leaving.
Items forgotten in the house must be reported within 24 hours and will be held by the lessor for a maximum of 5 days. The cost of shipping will be borne by the guest. We are not responsible for items left behind. After this period, the item may be subject to donation.
Damages are first deducted from the security deposit, if the amount is insufficient, the difference will be charged by the platform or directly.
The use of the property for commercial purposes and image production is not allowed without prior authorization and hiring with the owner or its administrator, under penalty of a fine of $5,000/day, deletion of images, losses and damages, and lost profits.
The guest must inform the estimated time of arrival and departure.
In case of unauthorized parties and the like, a fine of 70% of the reservation value will be charged, in addition to losses and damages and condominium fines, if any. This fine will be applied if there is no events policy on the property. If there is an events policy on the property, the highest value will apply.
The guest must request the condominium rules, if applicable, upon arrival. Any eventual breach of condominium rules will be borne by the guest or reimbursed by them.
Extra bedding (bed and bath) use will be charged.
It is prohibited to violate the owner's cabinet.
Parties will be allowed, if contracted and agreed with the host.
Do not feed the animals without our knowledge. Be careful with the property's animals. They are very tame, but we advise caution when approaching them. People who do not usually have contact with rural animals may act in a way that causes the animals to react out of fear. Ask for guidance if necessary. Damage caused by condominium animals will not be the responsibility of the owner or the condominium.
Children are not allowed without supervision of parents or guardians. The space has several dangers for children, such as stoves, fireplaces, spiders, heaters, rural and even wild animals, among others. Be responsible, please. We have never had problems. Children usually love to go to the place, but we ask everyone to be extremely cautious with the indicated items. We are not responsible for damages, injuries, and the like. Every care is little.
Any damage or loss to the property, please notify us immediately so that we can arrange for repairs or replacements.
Do not throw trash in the toilet.
Do not wet the floor or furniture, if wet, dry immediately.
Service provider calls without any problems found in the property will be paid as a visit and deducted from the security deposit or paid by guest reimbursement.
Specific Rules
Specific Rules:
Park in the indicated location only or as close to your accommodation as possible. Use only the house/apartment parking spaces. If you have more cars, park in a public allowed area.
Pet Policy:
We accept pets, subject to consultation. The host has the right to refuse the request. Pet cleaning fee $150.00 minimum, per pet, every 7 days.
The pet must behave well, especially regarding basic needs, and should bring its diaper or hygiene mat, and should also behave well regarding damage to furniture or floors and objects.
The pet must walk on a leash in common areas.
The pet should not sleep on beds and sofas. If possible, protect the area with proper blankets.
Common use items should be shared with urbanity and rotation.
Keep common areas clean and free of trash.
Security Device:
The guest is aware that we have security cameras on the property in social and/or external areas, and cannot cancel the reservation for this reason. They record audio and video 24/7.
It is advisable to use an outdoor shower to return from the beach and outings.
Respect the maximum speed limit of the road.
The accommodation gate must always be kept closed to prevent the entry of animals and people.
Responsibility for Damages
As a guest, you are responsible for any damage caused to items on the property during your stay. This includes accidental or negligent damage. We will make a fair assessment of damages and charge the necessary amount for repair or replacement.

For other items, a quote for an identical or similar item will be provided and sent by message/chat in advance for the guest's knowledge.
Damage Charges: If any item is damaged, you agree to authorize the charge for the repair or replacement directly through a discount on the security deposit or through the platform's insurance where the reservation was made. We will do this transparently, providing proof and details of the costs involved. Damages are first deducted from the security deposit, if the amount is insufficient, the difference will be charged by the platform or directly.
Long Stay Rules
For stays longer than 28 days, in addition to the above rules.
Includes 1 deep cleaning fee upon leaving the premises (updated at the time, if the reservation is longer than 90 days) + platform fee (automatic).
After departure, we will collect all bed, bath, and cloth towels for professional laundry. This will be charged after departure so that they are cleaned as they were delivered at the beginning of the rental.
Consumption values (electricity, etc.) must be reimbursed if they exceed $200.00 in a 28-day period.
The daily rate already includes: Rent, condominium, property tax, garbage fee, internet, furniture, and utensils available in the property, and 2 sets of bed and bath linens.
It is mandatory to hire 1 cleaning every 15 days for the maintenance of the property. It is not included in the daily rate. Consult the value at the time.
The reservation time will be considered the rental term, never allowing indefinite leasing.
The host and owner have the right to cancel the reservation/rental at any time, with the return of the remaining and future days of the reservation in full in this case.
The guest must register visitors and obtain authorization from the host, subject to extra guest charges. We will send the charges, in case of non-payment, it is subject to reservation cancellation.
